Regardless if you're buying a new home or selling a home, keeping up with Real Estate trends is always a great way to know if "Now is the right time to make a move!"
As always, one of the most important things to consider is... are we in a seller's market or a buyer's market? Currently, we're leaning toward a seller's market. Inventory remains lower than the demand which tips the scales to a seller's market.

Now, what happens if you're a buyer? Buyer's are still getting great deals on homes. There's talk of the interest rates starting to rise again, nothing to panic about but if you're on the fence about buying a home, now might be a good time to consider the move. A low-interest rate means paying less on a monthly payment and also paying less interest for the life of the loan (or however long you live there).Government programs such as FHA have also lowered some of their fees making payments on your loans cost a little less money. So truly if you're in the market to sell, you're going to see a decent price and if you decide to buy, you can take advantage of low down mortgage programs, low-interest rates, and more move-in ready or residential sales versus the short sale or foreclosed properties of the past. We currently have 38 homes in pending status, which means these homes have an accepted offer from all parties and the buyer has completed a successful home inspection, the bank has approved the loan and the appraisal is complete. The buyer's lender and the title company will be preparing final documents for both the seller's and the buyer's to sign at the closing table.

For the 38 pending properties, the average home price is $225,117. The price per sqft is $113.59 and these homes sold within 52 days on the market.

Champlin also offers great restaurants such as Ruby Tuesday's, Willy McCoy's, Clive's Roadhouse, Buffalo Wild Wings, Maverick's and Coming soon...Chipotle!!, easy access to local grocery stores, Cub Foods, Caribou Coffee, a Chinese Restaurant, and a few Fast Food locations, Wells Fargo and Target are just around the corner. What Do I Need to Know About The Champlin Real Estate Market?

Reviewing the inventory and health of the Real Estate market can be seen by looking at the number of sold and listed properties. As we determined above, we're still seeing a good deal of homes entering the market. Almost every week, I have one or more properties that go under contract within the first week it's listed on the market. 38 pending homes is also a great indication of the motivated buyer's that still exist in the market.

It's also important to understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay).

By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month. You can see to the left that the initial listing price is what a home seller "wanted" and the green sold price indicates what the "market" valued a home at. In Real Estate, a home is never worth what a seller paid, a seller needs to get out of it etc., a home is only worth what a buyer is willing to pay. It's actually the market that sets the price and that's why you need a local expert to determine where that market price is. You can also gauge the health of the market by comparing the number of standard to distressed listings. If the number of distressed listings is greater, the market could be unhealthy and more likely a buyer's market.

  • New: Listings that are new on the market
  • Distressed: Listings that are short sales, bank owned, or up for auction.
  • Standard: Non-distressed listings

The median number of days active properties have been listed is 30. This is significantly shorter than the national average. The number of sales in July dropped by 71.4% from the previous month.
To date we have a great number of traditional sellers entering the Champlin Real Estate market. The low percentage of foreclosed and short sale properties means the low selling price, with have little effect on a traditional, residential property listed for sale.
