Pricing on home sales is at a steady climb, the Spring market is expected to be the best we have seen in years, so if you're considering a home sale, now just might be the right time to start preparing to get it sold! With interest rates still at an all-time low and the expected gradual interest rate increase, only means the sooner the better for your next home purchase.

Champlin Market Statistics

The number of active listings in Champlin (55316) increased by 23.2% from the previous month. The median number of days active properties have been listed is 44. This is significantly shorter than the national average. We're already seeing a nice increase in inventory as we get toward the Spring Parade of Homes. You may have already noticed, several new construction neighborhoods popping up. Emery Village has great new construction townhomes, priced just over $200,000. Some great Villas, detached townhomes in Champlin priced roughly $324,000 and up and the great two-story plans in The Reserve at Elm Creek. Just another sign of an improving economy. Champlin has 46 homes currently pending with an average price of $328,060, with an average of 44 days on the market and the price per sqft. is running at $116.74.

The average price of the 25 pending properties is $270,299 with an average time on the market of 114 days. The long market time is due to a number of short sales, or foreclosed property on the market during the cooler months. As more residential sellers enter the market, the time to sell will be reduced dramatically.
