Why Do People Live in Champlin?
Champlin is snugly situated near the Mississippi River and offers a ton of affordable housing. Champlin has more than a handful of parks which include Andrew's Park Splash pad, and a Skate Park, a Lifetime Fitness, ice rink, movie theater, and easy commuting access to Highway 169 and Highway 610 to help your morning commute.
Champlin also offers restaurants, grocery stores and coffee shops with three small strip malls with ice cream shops, Chinese Restaurant, and Fast Food locations. What's the Neighborhood Like?

The Champlin townhouse, townhome, condo's of Coler Farms, are a side by side townhome. They're located just off of Hwy 169 and accessed by Hayden Lake Road, into the townhouse development. Coler Farms townhouses, townhomes, condos are 2-3 bedrooms with 2-bathrooms. Depending on the floor plan, most townhomes in this development have an open floor plan, with dining room space, loft area, a one or two-car garage and patio area depending on if the home is a middle unit or end-unit. 
The square footage for these townhomes is rough between 1,100 sqft to 1,500 sqft which is a nice size for a townhome. Some homes may also be located close to the neighborhood park area.
Most townhomes in this development have been updated in some way, either with new paint, new carpeting and/or kitchen and bathroom updates or upgrades. The majority of townhouses in this neighborhood were built in 1998.

Currently, the association is being maintained by Coler Farms Condominium's, the average association fee is $205/month (subject to change), connect with me for current fees, the association is responsible for snow removal and lawn care maintenance.
