Thirteen great homes hit the Champlin Real Estate market this week, two homes are already showing an accepted offer with only a few days of market time. Now is a great time to get out there and find a new home, or sell your home!

We're seeing lots of great homes getting listed in Elm Creek Court, Elm Creek Clubs One level townhomes, and Emery Village townhome neighborhoods and Riverview Estates single family neighborhood and my personal favorite the high-end neighorhoods along Elm Creek Parkway and the Elm Creek Reserve area of HighPoine, The Woods, The Preserve and many other great neighborhoods!

The average list price of the new homes on the market this week is $227,096. I only expect this number to increase as the Spring Home Seller's get their seller to-do lists complete and get their home listed on the market.

This week I am showing 33 homes currently in pending status, which means that the home seller and the potential home buyer, have agreed to the terms of the purchase agreement, it has not only been signed by all parties but it has also been delivered. At this point in time, the home is essentially sold unless one or more contingencies on the home have not been met. The typical contingencies you will most likely see are an inspection contingency, a financing contingency and as the market shifts, we may also start seeing more contingencies on the sale and/or successful closing of the buyer's current home. Should one of these contingency cause an issue between the home seller or home buyer, it's possible that the purchase agreement could be canceled and the home will be returned to the market in active (available) status.
The average price for the 33 pending homes is $344,385 with only 59 days on market which indicates a 
quick sale! If you're thinking about selling your current home, before you buy, this days on market indicator suggests that if your home is competitively priced, and your agent has a thorough marketing strategy, you will obtain an offer and hopefully a closing within 2.5 months time. The average price per square foot for the current pending homes, is $121.15, this number is pretty steady from last week.

Why Do People Live in Champlin?

Champlin is snugly situated near the Mississippi River and offers a ton of affordable housing. Champlin has more than a handful of parks which include Andrew's Park Splash pad, and a Skate Park, a Lifetime Fitness, ice rink, movie theater, and easy commuting access to Highway 169 and Highway 610 to help your morning commute. Champlin also offers restaurants, grocery stores and coffee shops with three small strip malls with ice cream shops, Chinese Restaurant, Fast Food locations, Wells Fargo and Target. All the conveniences and a little smaller community feel than the neighboring Brooklyn Park and Maple Grove areas.

What Schools will the Kids Attend?
